About the Listing 7222 - 35815,70837
Never before available, the Penthouse at 719 Greenwich Street offers a rare opportunity to create one of the West Village’s most distinctive residences, combining extraordinary architectural character, privacy, history, and quintessential downtown living. Encompassing approximately 3,060 square feet with an additional 1,100 square feet of outdoor space, the penthouse, with direct light coming in from all four sides, is distinguished by a remarkable rooftop setting unlike anything typically found downtown, with protected views over the West Village Historic District. A custom metal and natural wood staircase, featuring subtle nautical references that reflect the longtime owner’s life as a dedicated sailor, ascends to a charming Maine-inspired cottage and covered porch perched high above the surrounding rooftops. Beyond, the expansive private roof garden enjoys spectacular, direct unobstructed views North to Hudson Yards and the Empire State Building, along with other skyscrapers, East past the Jefferson Market Library, and South to One World Trade Center. The indoor-outdoor setting allows for use well beyond the warmer months, creating a singular backdrop for year-round dining and entertaining against the city skyline. Inside, historic character abounds with original wooden structural columns, girders, and exposed brick throughout the loft-like living spaces, with 10.5-foot ceilings and a wood-burning fireplace clad in reclaimed granite pavers that once lined the neighborhood's blocks. Currently, it is comprised of four bedrooms - a corner primary suite, two guest bedrooms (one used as an office), and a cozy mezzanine sleeping loft - along with a separate office/workshop. The floor plate offers fantastic scale and flexibility, with endless renovation possibilities suited to your specific needs. The property also has a remarkable cultural history. The penthouse was featured in Woody Allen’s film Manhattan Murder Mystery and photographed by acclaimed National Geographic photographer George Steinmetz, known for his extraordinary aerial studies, for Gothamist. The rooftop meadow is the featured centerfold in National Geographic’s May 2009 issue focusing on green roofs around the world. Originally constructed in 1909 as a book depository, 719 Greenwich Street is a distinctive 12-unit pre-war loft building with a historic brick façade and an intimate scale. Set on a quiet, tree-lined block between Charles and Perry Streets, it sits moments from Hudson River Park and amidst the restaurants, shops, galleries, and cultural institutions that define the West Village.
